Edgewood Senior Living

Our team worked together with the lead architect, commercial developer/owner, structural engineer, City of Blaine, Coon Creek Watershed District, Anoka County and several contractors to create this new 64-unit senior living facility (mix of independent and assisted living units) along with the parking lot, walkways, utilities, courtyards, stormwater features and landscape areas. We designed all of the site features to efficiently integrate with the stormwater basins in an attractive and effective manner. Construction of this senior facility began in late 2012 and was completed in 2013.

Challenges

Site is very flat, which made it difficult to design an effective grading plan and stormwater management features.
Site is entirely surrounded by existing streets, commercial buildings and a county road that made it challenging to efficiently integrate this new facility with the existing infrastructure.

Solution and Results

Our team provided a complete package of services including the site analysis, stormwater modeling, design/engineering, regulatory assistance, bidding support and construction inspections to successfully complete this 64-unit senior living facility. We designed a rain garden and infiltration basin to manage the stormwater runoff while being integrated with the other site features in an attractive and efficient manner.

Utilized the site’s sandy soils to provide increased stormwater infiltration and enhanced landscape aesthetics by creating two rain gardens planted with mostly native, drought tolerant plants.
Designed a shared driveway to be used by this senior facility and the adjacent bank, which provided more enjoyable space for a courtyard and landscape beds.
