University of MN Lot 46

Our team collaborated with seven different University of MN departments, the geotechnical engineer, environmental engineer, land surveyor and several contractors to successfully complete this new 36-stall parking lot along with new sidewalks, utilities, landscape beds and open green space on the University of MN’s Minneapolis campus. In order to maintain important views to the historic Mississippi River corridor, we created a raised berm to help block the vehicles from sight while looking towards the Mississippi River, which was critical to the University of MN and historic folks. This project also included the removal and disposal of old concrete building foundations that remained from the previous building that was demolished a few years prior. Construction was completed during the summer of 2013.

Challenges

There was unknown buried concrete foundations/debris that was discovered during excavation, which added time and cost to the project.
Maintaining good visibility to the Mississippi River corridor was challenging because the existing site was slightly higher than the adjacent road along the river corridor, which meant the site needed to be lowered or visually buffered.

Solution and Results

From site assessment through construction close-out, our team provided a complete package of services including the site analysis, design/engineering, stormwater modeling, regulatory approvals, bidding assistance and construction administration services to successfully create this 36-stall parking lot with related site features. We worked collaboratively with the University and other stakeholders to efficiently complete this project 1 week prior to the proposed completion date.

Managed the discovery of unknown concrete in a timely manner as we quickly assessed the condition, estimated the volume of concrete to remove and had the lead contractor prepare a work order within 48 hours of discovering the concrete, which saved the University an estimated 2-3 days of lost time.
Created a raised berm by re-using excavated soil to block the majority of vehicles from visually impairing views to the historic Mississippi River corridor.
Provided an efficient and effective parking lot within an area that had minimal parking available for University of MN staff, students and visitors.
