The Bluffs at Lake City

Our team worked together with Welsh Construction, Wildamere Properties, the lead architect, structural engineer, City of Lake City, Goodhue County and several contractors to create this new senior living facility (mixture of independent and assisted living units) along with the parking lot, walkways, utilities, landscaping, stormwater features and a wonderful Memory Care garden. We laid out all of the site features to integrate well with the adjacent Mayo Clinic and surrounding homes. Construction began in late 2014 and will be completed in August 2015.

Challenges

Site is very flat, which made it difficult to design an effective grading plan and stormwater management features.
Adjacent Mayo Clinic facility has extensive infrastructure and a parking lot that needed to be incorporated with this project since both facilities are connected by a building corridor.

Solution and Results

Our team provided a complete package of services including the site analysis, stormwater modeling, civil engineering, landscape design, regulatory assistance and construction inspections to successfully complete this 90-unit senior living complex nearby Lake Pepin. We designed an underground stormwater chamber system to improve water quality and increase infiltration, along with extensive landscape beds, walkways and a Memory Care garden for stimulation and relaxation.

Utilized the site’s sandy soils to infiltrate stormwater by an underground chamber system below the parking lot.
Incorporated existing utilities, parking lot and landscaping at Mayo Clinic to provide a complimentary facility.
Designed a Memory Care garden to stimulate the residents’ minds while providing a place for exercise and relaxation.
