4th Street Lofts – Solution Blue

HERE-MN APARTMENTS – MINNEAPOLIS, MN

We collaborated with the ESG Architects, City of Minneapolis, the geotechnical engineer, lead contractor and several other contractors to successfully complete this 158-unit micro market rate apartment building redevelopment project. This project is located across the street from the Prospect Park LRT Station and offers spectacular views of the surrounding area and downtown Minneapolis. We provided innovative grading and parking solutions for this constrained site, as well as new storm sewer structures and trench drains to collect the stormwater runoff from outdoor patio areas. We coordinated with the City of Minneapolis to provide sewer utility improvements and connections, new curbs, and pedestrian ramps along the perimeter of the building. Our design also featured green roof design, turf restoration and other site improvements. This Project was completed in the fall of 2019.

Challenges

The project site was constrained by the adjacent Green Line LRT on two sides of the property.
The project site also had fairly complex topography challenges as well including a 10-foot vertical difference to the adjacent property.

Solution and Results

Our team provided a site analysis, stormwater modeling, design/engineering, bidding assistance and construction administration services to successfully complete this site redevelopment project. We designed solutions that accommodated the necessary number of parking stalls, walkways, utility modifications, stormwater system and landscape beds to meet ADA standards.

Worked with the structural team to waterproof and reinforce the foundation walls to coordinate exposed foundation walls and tying in grades from the adjacent property to account for the dramatic grade changes.
Coordinated with the design team to coordinate underground parking solutions and stormwater collection BMPs maximize the available open space at grade for community patio and gathering spaces.
Created handicap accessible sidewalks to provide accessibility for all types of people.
