Applewood Pointe of Shoreview

Our team collaborated with United Properties, Weis Builders, the lead architect, landscape designer, structural engineer, City of Shoreview, Ramsey Washington Metro Watershed District, Ramsey County and several contractors to create this new senior living co-op facility. The project’s site features include a parking lot, walkways, utilities, landscaping, a gazebo, patios, a community garden and various stormwater features. We carefully designed the site to accommodate an underground parking ramp, winding walkways, several patios and a multi-functional system of stormwater features including a rain garden, retention pond, underground storage chambers and permeable pavers. Construction began in 2014 and was completed in 2015.

Challenges

Site contained several large trees and old infrastructure, which made it challenging to accommodate a large new complex while preserving many of the mature trees.
Site is surrounded by single family homes and a busy intersection, which made the design of the stormwater system’s overflow very difficult because of limited space and utility conflicts.

Solution and Results

We provided a complete package of services including the site analysis, stormwater modeling, civil engineering, regulatory assistance, bidding support and construction inspections to complete this 105-unit senior living co-op. We designed a system of stormwater features that includes a rain garden, retention pond, underground chambers and permeable pavers, along with amenities including a gazebo, community garden, walkways and patios.

Designed multi-functional stormwater features to greatly improve water quality, reduce flooding and increase infiltration.
Preserved several mature trees to enhance the landscaping, provide shade and improve site aesthetics.
Provided careful grading design to incorporate the walkways, patios, a gazebo and community garden in an efficient and attractive manner.
