Broadway Equipment Expansion

Our team collaborated with Broadway Equipment, the City of Minneapolis, the Shingle Creek Watershed Management Commission, the architect, general contractor and other stakeholders to complete this expansion project that includes over 16,000 square feet of new office/storage space along with new walkways, parking stalls, bike racks, landscaping and an underground stormwater management system. Our team provided the site analysis, design, stormwater management, regulatory assistance and construction support services. Because this industrial site is over 90% impervious, we designed an underground stormwater system to efficiently meet the stormwater regulations while providing usable space above for parking and drive lanes. We began the site analysis in late 2014 and construction was completed in 2016.

Challenges

The site is over 90% impervious, which provided minimal surface space for landscaping and stormwater management features.
The delivery trucks require large areas for drive lanes and turning movements so the design had to be extremely efficient to accommodate the owner’s parking needs, truck lanes, loading areas and the stormwater management system.

Solution and Results

Our team provided the site analysis, stormwater modeling, civil engineering, landscape design, regulatory assistance, bidding support and construction administration services to successfully complete this expansion project. All together, we designed solutions that accommodated the necessary number of parking stalls, drive lanes, storage areas, utility modifications, an underground stormwater system and landscape beds along with the building expansion.

Designed an underground stormwater chamber system to maximize the available space for parking, outdoor storage and drive lanes.
Created a site plan that can efficiently accommodate another building expansion in the future.
