Cherrywood Pointe of Minnetonka

Our team has been collaborating with United Properties, the City of Minnetonka, Hennepin County, the architect, general contractor, and several others to create this new 85-unit senior living facility nearby the Ridgedale Mall. This project includes preserving several dozen mature trees while creating a senior complex with new parking lots, walkways, patios, garden space, landscaping and several stormwater management features. We collaborated with the architect and other engineers to provide as many usable and attractive outdoor spaces for the residents to enjoy. Because this site has an existing wetland to be preserved, the stormwater management system took careful design and consideration to accommodate the building and parking needs along with the stormwater features including an underground chamber system, four filtration/infiltration basins and a 10,000-gallon rainwater harvesting system to supply the irrigation system. Construction began in 2016 and was completed in 2017.

Challenges

Site contained several dozen large trees and a wetland, which made the regulatory requirements even more stringent.
Site has a significant change in elevation that created grading and stormwater management challenges given the limited amount of usable space.

Solution and Results

We provided a complete package of services including the site analysis, stormwater modeling, civil engineering, regulatory assistance, rainwater harvesting design/support, bidding assistance and construction observations (ongoing) to help complete this project in 2017. We designed an extensive stormwater system that includes four infiltration/filtration basins, an underground chamber system and a rainwater harvesting system to supplement the irrigation system.

Helped to design a sustainable 10,000-gallon rainwater harvesting system to supplement the landscape irrigation system.
Preserved several dozen mature trees to maintain landscape buffers and to improve site aesthetics.
Provided grading design to accommodate an underground parking ramp, a large retaining wall, walkways, several stormwater basins, a protected wetland and saving many large trees.
