FROST ENGLISH VILLAGE APARTMENTS

Our team collaborated with Sherman Associates, the City of Maplewood, the Ramsey-Washington Metro Watershed District, the architect, general contractor, and other stakeholders to remove a vacant bowling alley to make way for this new 130-unit apartment complex. Along with the building, the project includes new parking stalls, walkways, a playground, utilities, landscaping, and various stormwater management features. Our team provided the site analysis, design, stormwater management, tree mitigation, regulatory assistance, and construction support services to help complete the first phase of this mixed-use project. Because the site contained several dozen trees and various utilities, the design was complicated to save certain features while accommodating the new building and parking lot. Construction began in 2015 and was completed in 2016. Phase 3 will include a commercial use building and parking lot to complete the overall development and is expected to begin site design in the coming year.

Challenges

The City was working on an adjacent road improvements project while our design was underway, hence coordinating both projects simultaneously was challenging.
The site contained several mature trees and utilities that needed to remain, which complicated the design

Solution and Results

Our team provided the site analysis, stormwater modeling, civil engineering, landscape design, regulatory assistance, bidding support and construction administration services to successfully complete this project within the approved budget and schedule. We designed solutions to accommodate the new building along with the parking lot, roadway, walkways, utilities, stormwater features and nice landscape areas.

Designed the stormwater management system to efficiently integrate with the landscape plan in an attractive manner.
Designed the site to accommodate the future phases of this project that will include a senior living complex and a commercial building.
