HealthEast Rice St. Clinic Expansion

Our team collaborated with HealthEast, MSP Commercial, the City of Saint Paul, the architect, general contractor and other stakeholders to complete this expansion project that includes over 3,000 square feet of new clinic space along with new parking stalls, walkways, a retaining wall, landscaping and an underground stormwater management system. Our team provided the site analysis, design, stormwater management, regulatory assistance and construction support services from start to finish. Because the site was limited on available space, we designed an underground stormwater system to achieve the stormwater regulations while creating usable space above for parking and drive lanes. We began the site analysis in 2014 and construction was completed in 2015.

Challenges

The site is less than 10,000 square feet which provides limited space for the expanded building and parking lot.
The clinic was to remain open for business during construction which caused required additional for staging of materials and for performing the construction operations.

Solution and Results

Our team provided the site analysis, stormwater modeling, civil engineering, landscape design, regulatory assistance, bidding support and construction administration services to successfully complete this expansion project within the approved budget and schedule. We designed solutions that accommodated the necessary number of parking stalls, walkways, utility modifications, an underground stormwater system and landscape beds along with the building expansion.

Designed an underground stormwater chamber system to maximize the available space for parking, walkways and vehicle access.
Created a parking solution that can be easily modified in the future for an expanded parking lot.
