The Quentin Apartment

Our team has been collaborating with Crowe Construction Management, PEBL design, the City of St. Louis Park, the Minnehaha Creek Watershed District (“MCWD”), and several other consultants on this apartment construction in St. Louis Park. This six-story, 79-unit apartment building features several sustainability features, including a green roof on the east side of the parking pedestal; landscaping with no-mow, native plants and drought/salt-tolerant landscaping; electric vehicle charging stations for residents and guests; and a solar array on the roof to offset common area electricity. Construction was completed in 2021.

Challenges

Construction began during the COVID pandemic and needed to be designed with the heath of the residents in mind.
Site is located near Highway 100 and over half of a kilometer from the nearest park.

Solution and Results

Our team provided the necessary and value-added services including the site analysis, stormwater modeling, civil engineering, regulatory assistance, sustainable design, bidding support and the ongoing construction observations to help complete this project in 2021. We designed this apartment building with many sustainable building materials with thoughtful supply chain sourcing including prefabrication to reduce construction time and environmental impact.

Common spaces are fitted with a high-efficiency HVAC system that s designed to provide fresh air to the residents. These common spaces are also designed to accommodate residents that work from home.
A lower sun deck offers green, “living” roof with a yoga room, outdoor spa, sauna and a pollinator garden provide access to the environment.
Solar panels are outfitted on the roof, electric car charging is available and residents have the option to purchase renewable only utilities as well as all electric residential units, allow for a net-zero carbon footprint.
