Woods of Fairview Neighborhood

Our team collaborated with the private developer, geotechnical engineer, land surveyor, City of Minnetonka, Nine Mile Creek Watershed District and various contractors to complete this 6-lot residential neighborhood including a new cul-de-sac, utilities, trees and stormwater management features. We provided a comprehensive package of services from preliminary planning on through final design, approvals and concluding with construction administration. This project includes a stormwater “treatment train” including two infiltration basins and a retention pond for improved water quality and volume reduction.

Challenges

Site contained steep slopes and several trees, which made the site layout challenging to create manageable slopes for the roadway and to protect many important trees.
The City’s nearest storm sewer available for connection is over 100 feet away from this site, which made this connection difficult because of possible impacts to an adjacent residential lot.

Solution and Results

We provided the site analysis, stormwater modeling, design/engineering, regulatory assistance, construction administration and close-out services to effectively complete this 5-lot residential housing project. Our team utilized efficient site design plus a combination of infiltration basins and a retention pond for improved stormwater management.

Saved several dozen existing trees through careful site design and utility engineering.
Horizontally bored the storm sewer connection to minimize disturbance to the neighbor’s lot.
Created a stormwater “treatment train” including two infiltration basins and a retention pond for enhanced water quality and increased infiltration.
